NORTH VS SOUTH AUSTIN: where NEW BUILD buyers are getting the most bang for their buck

So—you’re looking for new construction, but are curious the difference between buying in North Austin or South Austin? Let’s take a look and see where buyers are currently getting the most bang for their buck.

NORTH AUSTIN

Currently the best deals in North Austin are in the Brentwood, Crestview, Allandale area. With 12 new construction listings currently sitting on the market and more coming soon, prices are dropping quickly. If you're looking for a deal in this area, anything priced close to $600 / sqft for new construction in my opinion will have solid appreciation over the next 5 years and will likely go up in the Spring of 2023. The majority of new construction listings are sitting on market priced close to $685 / sqft. 

SOUTH AUSTIN

If you're looking to be South, the areas with the best deals currently are in 78704. Zilker, Bouldin, Travis Heights and Barton hills have a ton of new construction inventory hovering around $1100 / sqft. When looking for a deal in 78704, I'm looking for new construction homes priced in the $925-950 / sqft depending on the area and lot size.
